The Role
We're seeking a Land Use Planner who knows how to get projects approved. You'll coordinate land development projects from start to finish—preparing applications, navigating local regulations, presenting to planning commissions, and keeping projects moving through the entitlement process. This is hands-on planning work where your practical experience matters more than credentials.
Required Qualifications
Experience-Based Requirements:
- 2+ years of land use planning experience in private sector or public agency settings
- Proven track record coordinating land development projects through entitlements and approvals
- Working knowledge of local land use regulations, zoning codes, and development review processes
- Demonstrated experience with Idaho (or similar western state) planning processes
- Strong organizational skills managing multiple projects and priorities simultaneously
- Excellent communication skills for presentations, public meetings, and stakeholder coordination
Key Responsibilities
Project Coordination & Management
- Coordinate land development projects from initial feasibility through approval
- Manage project timelines, ensuring entitlements stay on schedule
- Track multiple projects simultaneously with varying deadlines
- Work closely with project managers, engineers, surveyors, and clients
Entitlement & Regulatory Work
- Prepare and submit land use applications (rezoning, conditional use permits, plats, site plans)
- Route plats and development documents through agency review processes
- Conduct site analyses and feasibility research for proposed developments
- Ensure projects meet zoning, building code, and regulatory requirements
- Respond to agency review comments and coordinate revisions
Agency & Community Coordination
- Present development proposals to planning commissions and city councils
- Attend and participate in public meetings and community engagement events
- Communicate effectively with city/county planners, engineers, attorneys, and various municipal departments
- Build and maintain relationships with agency staff and decision-makers
- Gather feedback and address community concerns
Technical & Research Work
- Conduct land use research and code analysis
- Prepare staff reports, exhibits, and presentation materials
- Stay current on land use regulations, local comprehensive plans, and code updates
- Perform site assessments and constraint analysis
Collaboration & Problem Solving
- Work as part of a team with civil engineers, surveyors, and other technical staff
- Identify and manage project risks and issues proactively
- Provide creative solutions to land use challenges
- Anticipate agency concerns and address them preemptively
Location & Compensation
Location: In-office, Eagle, Idaho
Salary/Benefits: $65,000 - $80,000, 401(k) with match, health insurance, PTO, uncapped bonus program
